Step 1: First Meeting

Step 2: Concept Drawings

- You will receive concept/preliminary drawings of the floor plans & site plan.
- These are for you to look over, draw on and give us your input.
Step 3: Return Comments

- If there are minor comments on the floor plans we can work via email
or phone or you can drop off the red-lined schematics
OR we can schedule a conference to go over your comments in detail to define exactly what you want.
- Step 2 & 3 are repeated as necessary.
Step 4: Elevations

- Once your are completely satisfied with the floor plans, we expand the drawings to include
the exterior elevations and further develop the site plan.
- We initially start with preliminary/concept elevations and include
you to fully develop your vision.
Step 5: Second Return Comments

- If there are minor comments on the elevations we can work via email
or phone or you can drop off the red-lined schematics
OR we can schedule a conference to go over your comments in detail to define exactly what you want.
- Step 4 & 5 are repeated as necessary.
Step 6: Progress Drawings, Bank Set & Architectural Review Committees (if required)

- We provide a digital set of drawings including floor plan, elevations, and site plan,
roof plan
ready for first review by the review committee of the community you are building in.
This set can also be supplied to the bank for appraisal purposes to get
the construction loan moving forward. For the bank, you will
likely need your builder to provide cost breakdowns as well.
- We do not provide specific finishes such as colors, specific
stone/brick used, window colors, roof colors, etc. You are
responsible for providing this information with your contractor as
required.
Step 7: Final
Preparations

- Once plans and elevations are approved by you and the HOA, we will prepare plans for our structural engineer to work on
(if applicable).
- While the engineer is working, we will then work on and provide an electric plan for you to
review and revise.
- Finalize any electric revisions
- Other finishing processes will be happening in the background:
mechanicals, gas, sections, details, etc.
Step 8: Construction Drawings

- Engineering is now completed, as well as the working drawings.
- An invoice for our services is produced. After payment is
received...
- You will be provided with a final digital set of drawings (pdf).

- You can email or print off the plans to get to your builder to
submit to the city.
- If there are any local municipality redlines, we revise the plans as
needed.
